7) The LESSEE agrees that the maximum quantity of goods, raw material or machinery to be stored or used in the PREMISES, including all the modification works, shall not exceed the limit of loading capacity approximately 2 M/T per m.2
8) The LESSEE shall not assign nor sublet the said PREMISES, nor allow other person to use the PREMISES, nor transfer the LEASE or any part thereof, whatsoever to other person.
In addition, the LESSEE agrees not to use the address of the PREMISES for any registration of his affiliated or subsidiary company or any third party without obtaining the prior written consent from the LESSOR.
9) If the condition of the PREMISE is different from the original condition due to damages and others at the time of return, LESSEE shall pay to LESSOR the repair cost therefore (wear and tear during the leased period is excluded).
10) The LESSEE agrees to maintain the PREMISES in clean and good condition as a LESSEE or ordinary prudence would take. Any damage (if any) caused to the PREMISES or any person, due to wrong usage or the fault of the LESSEE or his followers except normal wear and tear, the LESSEE shall be liable to compensate the actual damages suffered by the LESSOR.
11) The parties agree that the area outside the unit except the parking place provided, is reserved solely for the use of the LESSOR, the LESSEE shall have no right to use the said area without a written consent of the LESSOR.
12) The LESSEE shall obtain the written consent of the LESSOR if the LESSEE wishes to take up insurance for the said PREMISES or any parts thereof.
The LESSOR shall have no responsibility for any damage, loss, or injury caused to the LESSEE’s property stored/affixed to, or person at the PREMISES, in spite of the fact that the damage is caused by storm, flood, burglary or any other causes.
13) The LESSEE agrees not to hold the LESSOR responsible for any inadequacy of or interruption to the supply of water, electricity, telephone, or any facilities or utilities at the PREMISES, which are a result of repairs, renewal, strikes, or any other causes beyond the LESSOR’s control.
