Thank you for the reply.
We waited for the clarification to your earlier email on 13th Friday until 21:00. Only now back at work have we received this latest email. Thank you for taking the time to address these points.
In your email of Friday 13th where you state:
"...we found the damages on laminate flooring caused from the tenant’s usage "
This was a confusing statement. Therefore that evening, Room 915 was inspected with K.Lek, head of maintenance. Based on that inspection and your email of Saturday 14th June, we would confirm the following points.
1. The wall is only the one point has detected from the mould. (Now, in the process of repairing)
Mould was additionally confirmed in the cupboard under the drawers (not originally repaired), with a smaller area on skirting board towards bathroom.
2. The restroom’s door has not detected from the mould, but caused by the expansion of the wood texture due to the temperature changed. (Now, in the process of repairing)
We were not invited to witness removal and repair of door frame so can not comment. However, it is noted that warping of door frame is most likely to be result of increase in moisture and humidity from flooding from the wall cavity over several months
3. The part of the Laminate wood flooring has not detected from the mould, the technician could not found any source of the water inside. But buckling of Laminate wood flooring we found in residence no. 915 looked like a result of moisture or water damage. Excessive water on the surface of the floor can also lead to buckling or warping. For example, it is important never to wet mop a laminate floor. (Now, in the process of repairin
We were not invited to witness removal and repair of door frame so can not comment. However, it is noted that warping of laminate flooring is most likely to be result of increase in moisture and humidity from flooding from the wall cavity over several months.
Please note: we shower in the bathroom, not the wardrobe. The suggestion last week that the floor could be from this is very strange. In addition, the cleaning service we employ is professional. They have never used water or detergent on the laminate floor
As discussed with your technicians on Friday. The smell of mould in Rm 915 was first reported on April 4th. It is therefore evident that the leak from the pipe in the wall common area had been occurring for several months, probably since originally installed, and took that time to move through the wall into Rm 915.
Therefore, in regards to your email of Friday 13th - "...we found the damages on laminate flooring caused from the tenant’s usage " - As discussed above, this is false. The wardrobe room, including laminate floor and door frames, experienced higher levels of humidity and moisture over many months. We believe this is the most likely cause of damage now confirmed.
However, the most important thing is that after many months of disturbance, the issue is now being resolved. We accept your statement that no blame is being put on the tenant.
If K. Wirongrong wishes, we can inspect the room again. Otherwise, we are happy to wait until all maintenance has been completed and the room is again safe to move back into.
Thank you,
