You apparently advised the client and the lessor that it would be fine to spilt the lease into 2 and 3 year periods…
This is absolutely not fine at all.
Our client is building a 15 million Baht house on the property and wants to have long term secured and registered lease.
I don’t have to explain what risks the client would run if he only has 2 or 3 year leases..
Khun Poo will speak with the lessor and negotiate the registered lease. The client is willing to pay any taxes he may incur.
