In case the Lessee is in default on any of the conditions or the covenants hereof, the Lessor shall have the right to keep and deduct this security deposit for such expenses. When the Lessor applies all or any portion thereof in payment of any aforesaid expenses due the Lessor, the Lessee shall, upon the Lessor's demand, promptly deposit with the Lessor such additional amounts as may then be required to bring the security deposit up to the due amount stated above. Upon termination of this agreement and full performance of all obligations and payments of all amount due by the Lessee, the balance left of the regaining the Premises' possession of the Lessor. Nevertheless, the Lessee has to settle any delay authority bills which consumed during the staying period and should give the Lessor the address for the contact.
