Thank you for the information. my concerns as below:
1. who initiates the idea? management company, juristic person or who?
2. By law(which is never enforced) the landlord is obliged to register his or her tenant information to immigration within 2 or 3 days. why should juristic person do this on behalf of condo owners? we have tenants here as short as 1 day, 1 week, 1 month and more. do you know how many traffic we will have in office for document delivery or even scan and email for no fee? mistakes always possible in office, if something robbery, murder or whatever happens who is responsible if juristic office forget to register new tenant in immigration office? why should we transfer responsibility from owner to juristic person?
3. you mention tenants which fail to comply with this new act are subject to penalty such as abstain using parking, pool etc. My question is by which condo act or park lane regulation article landlords are subject to such penalties?
4. The whole idea I like but not this way as it is not legal. The only thing we can do is having security staffs to keep close eye on bikes and cars enter park lane and use parking and make sure they are guests or tenants and not going to use here as a free parking(maybe by registering license plate no.) and in case of illegal use they will be reported to police. Also about intruders to fitness which we pay annually repairs big money and people from the Majestics or even old tenants I see come back and use.
