On the basis of this industrial land-use investigation, we conclude
that industrial land-use efficiency is influenced by many
factors. Above all, land-use efficiency differs greatly between
sectors because of their different production characteristics. In
the Shunyi District of Beijing, the land-use efficiency of electrical
machinery and equipment manufacturing is much higher
than that of other sectors. In contrast to the view that development
zones provide the most effective land-use pattern, this
study showed that not all sectors had greater land-use efficiency
inside development zones than outside, especially in terms of
employment. In addition, the method by which land use rights
appears to influence land-use efficiency. Obtaining these rights
at market prices encourages managers to use land frugally. The
low rent or free method of obtaining land rights creates a pattern
of extensive land-use.
