To maintain good quality of water of air conditioning in residential units and to maintain air conditioning system of our buildings, we would like to ask your cooperation to do these maintenance program:
1. The strainer should be inspect and clean once a month before run the system to prevent any blockage.
2. Flushing and draining of the water circulate accumulated during cleaning process.
3. Regular filter cleaning. Clogged, dirty filters can block normal airflow and reduce a system's efficiency.
4. Check on functionality of equipment and controls to ensure sensors and valves are in working order for proper water flow.
We recommend you to have:
Flow switch: to stop system when there is no flow of cooling water or little water flow to protect damage to compressor.
Solenoid valve: to monitor pressure and temperature of refrigerant in case of there is no flow of cooling water or little water flow or coil strictures.
5. Visual inspection and clean coil if necessary as coil will still collect dirt. This dirt reduces airflow and insulates the coil, reducing its ability to absorb heat.
On the part of building management we will take this below actions:
1. Increase frequency of cleaning of cooling towers during hotter seasons.
2. Coordinate with Synergy Complete to remove or suck dirt in the cooling basin during each service visit.
3. Apart from our monthly maintenance, we ask Synergy Complete to arrange a yearly cleaning of the cooling towers
