This Room Rental Agreement is made between…………………………...…………, residing at House Number…………….………..., Road…...……………………………....….,
Sub-District……...…………, District……….……………., Province…………….……….., Country…………….…………, Contact………………………………., hereinafter referred to as “Lessee”, of the one part and C.K. Residence, by Mr. Adipong Thitipittaya, residing at 679, Moo 19, Krasang Sub-District, Krasang District, Buriram Province, and authorizing Miss Aornteera Leelatham, residing at 23/11, Khai Phithak Road, Kantang Sub-District, Kantang District, Trang Province, hereinafter referred to as “Lessor”, to the other part.
Both parties agree to enter into this Agreement as follows:
Clause 1. The Lessee agrees to rent the room and the Lessor agrees to lease the room number…………..…., on the………….…floor, of C.K. Residence, located at 565/67, Nong Prue Sub-District, Bang Lamung District, Chonburi Province, for residence with the rental rate at……………………THB. per month (…………………………………..……….).
The rental rate does not include electricity fee and water supply fee which the Lessee shall pay to the Lessor as specified in Clause 4.
Clause 2. The Lessee agrees to rent the room as specified in Clause 1 for…………
month(s) from…………………………………to……………………………………. (date).
Clause 3. The Lessee agrees to pay the rental fee to the Lessor before the 5th day of each month during the rental period. If the rental fee is paid after the 5th day of the month, C.K. Residence has the right to collect the fine at 100 THB. per day.
Clause 4. The Lessee agrees to pay for the electricity, water, and telephone charges as the following rates:
(1) Electricity – 8 THB. per unit.
(2) Water – 200 THB. per month.
Clause 5. The Lessee shall pay for the electricity and water supplies regarding the actual consumption in each month. These charges shall be paid with the rental fee of the next month.
Clause 6. To comply with the Agreement, the Lessee agrees to provide the Lessor a security deposit of………………..THB. (……………………………………………….). The Lessor shall return this security deposit to the Lessee if the Lessee does not infringe the Agreement, the Lessee’s length of stay is over as specified in the Agreement, and there are no pending payments as specified in the Agreement.
Clause 7. The Lessee shall be responsible for cleaning the common corridor in front of the Lessee’s room and the Lessee shall not put anything on the common corridor.
Clause 8. The Lessee shall maintain the room and other properties in the room as they belong to the Lessee. The Lessee shall keep clean and shall not make any noises which may disturb other neighboring residents.
Clause 9. The Lessee shall be responsible for any loss, damage, or breakage of the room and other properties in the room.
Clause 10. The Lessee shall allow the Lessor or the Lessor’s representative to occasionally inspect the room within proper period.
Clause 11. The Lessee shall not modify, attach, or demolish anything in the room and other properties in the room, whether entirely or partially. In case of violation, the Lessor shall require the Lessee to restore such property to a former condition and the Lessee shall be responsible for the expenses and the damages caused by the loss, the damage, or the breakage due to the modification, the attachment, or the demolition.
Clause 12. The Lessee shall not take other persons to stay in the room, except the Lessee’s family members.
Clause 13. The Lessee shall comply with the attached rules and regulations of the apartment. Both parties shall consider that the rules and regulations are part of this Agreement. In case of violation, the Lessor shall exercise its right regarding Clause 13 and 18 of the Agreement.
Clause 14. The Lessor shall not be responsible for any loss or any damage of the Lessee’s car and other properties in the car which is parked in the area provided by the Lessor.
Clause 15. The Lessee agrees that the violation of Furniture Rental Agreement, separately made between the Lessee and the Lessor, shall be regarded as the violation of this Agreement in the same sense. Similarly, the violation of this Agreement shall be regarded as the violation of Furniture Rental Agreement.
Clause 16. If the Lessee violates any clause(s) in the Agreement, the Lessee agrees that the Lessor shall exercise the right to do an action or many actions as follows:
(1) Terminate the Rental Agreement
(2) Claim for damages
(3) Inform the Lessee to comply with the rules and regulations attached with the Agreement within a period specified by the Lessor
(4) Cut off electricity and water supplies immediately without any prior notice to the Lessee
Clause 17. When the Rental Agreement is expired due to any reason, the Lessee shall return the room to the Lessor immediately. If the Lessee fails to do so, the Lessor has the right to possess the room and move both person and properties out of the room.
