If the “Lessee” is compelled to leave Thailand and change his residence to another country due to unforeseen circumstances beyond the control of the “Lessee”, specifically because the employer of the “Lessee” requires that she transfer his residence to another country for the remainder of the lease period, then the lease maybe terminated by giving 30 days’ notice in writing supported with company documents, in which case the “ Lessor” agrees to return the security deposit paid in advance (minus any damages and unpaid bills and according to the clauses of this lease) within 30 days of termination of this agreement.
