First of all, I would like to thank for your proposal of leasing at the Terminal Korat, 250 sq.m., unit 4001A, 4th floor. With the proposed lease term that we got, it's too challenge for our business.
In the upcountry especially our in-line stores in the shopping mall are not doing well. Our store at the Mall Korat at the main entrance, ground floor can do the front counter sales less than 1.8 MB a month. So when the proposed location is on the 4th floor, it is quite hard to get the same level of business on the ground floor at main entrance. Even though there is the escalator in front of the proposed premises, it might help driving more traffic but we need to ensure that the escalator keeps going up from 3rd floor to 4th floor to support our business.
Apart from the rent, there is the additional cost which is the common area management fee rate of 340 Baht/sq.m./month or 85,000 Baht/month at 250 sq.m. and this rate can be changed subject to your administration cost. This is also too high rate and no limit for the changed. Therefore, this also erodes our bottom line.
