Display of Development Licences
On every Development such as ours, it is the Law of Thailand that the Developer must prominently display the Development Licences. I have pointed this out formally to Palm Hills Management.
There are 4 Development Licences, each issued as a single piece of paper.. But it is not enough to get a nice glass case and put the four Licences in it. All the backup that pertains to each has to be included – the discharge, completion of stage 2, right to charge, amount to be charged etc.
And this is the single most important conclusion of our first 5 months: Get the licences displayed as is the law. If in that display there is no ‘Right to charge’, then it does not exist. Because, if the owner has a ‘right to charge’ he would want to show it. If he took any Resident to court for non-payment, he would have to show his right to charge documents to the Judge, so why not show it in the display?
We have informed Palm Hills that they are currently breaking the law by not displaying the full licences, and they have 14 days to apply for any that are missing.
