Clause 4 The TENANT shall
4.1 at all times keep the PREMISES in good, clean and sanitary condition, free from noxious odorous;
4.2 permit the LANDLORD or his agents to enter in to PREMISES for inspection at all reasonable times, and during the 60 days period before the expiration of the Agreement to show the PREMISES to other interested tenants or buyers;
4.3 not make any alterations or additions to the PREMISES, cut the trees or make major change to garden, painting inside/outside the PREMISES without prior written consent of the LANDLORD;
4.4 not assign or sublet the PREMISES or any part thereof to others;
4.5 not cause or permit to cause any nuisance or interference to the peaceful dwelling of the neighbors;
4.6 at the TENENT’s discretion insure at the TENANT’s own cost with a reliable company against loss or damage to the TENANT’s personal property which shall be contained in the said PREMISES;
4.7 not use or store in the said PREMISES any inflammable liquid, gas, chemical or other material, unless it is to be used for domestic purposes or unless it is contained in a fuel tank of a motor vehicle or internal combustion engine;
4.8 be responsible for all compensations if any damage occurred because of fire or any explosion directly caused to the PREMISES by the TENANT or his dependents;
4.9 attend to minor repair of the PERMISES caused by the TENANT or its dependents. Minor repair means the repair costing not exceeding Baht 2,000.- (Baht: Two thousand only) at each time;
4.10 take good care of the PREMISES like a person of ordinary would take care of his/her properties;
4.11 promptly notify the LANDLORD of his representative of any damage or defect incurred to the PREMISES;
4.12 use the PERMISES only for dwelling purpose.
4.13 During the tenure of the lease to punctually pay the rental and settle all the utilities bill i.e. water, gas, electricity, cable TV, monthly fee, overseas and local telephone charges in the PREMISES except the common property expenses which shall be settled by the LANDLORD.
