Hi CJPM and Committee,
I had a short trip mid month and list my observations from 10th October 2016. In summary the common areas are improving but I do feel there is a lack of attention to detail. Thank the CJP team for their hard work and as usual the points below only to offer support for improvement and not direct criticism.
Please take all positely.
1. Tennis Court - all looks good and lights no doubt a bonus. Fence post bases remain a concern and are severely rusty. I expect in coming months a strong wind may blow the fence down.
2. Gym - no anti bacteria wet wipes (I thought part of a monthly service agreement). Row machine missing the display so U/S. Bike on the right display not working (battery?). Bike on right has a click / notch on the left peddle which needs serviced.
3. New doors to toilets and cave (squash court due soon?) but no paint or wood treatment. Will this follow?
4. No Astro turf to the area on right side of gym yet. Plant pots along edge not bad idea but wind has stunted growth so all lean 45deg to the right so look messy. Water continues to pond in the kiddie pool and we really need to add an auto pump/drain.
5. Air con supports to office and gym units are failing due to rust and need maintenance. The sitcoms need rubber seats so they don't shake themselves apart.
6. New sand wash to pool edge at entrance ok but colour match poor. This whole area when you enter the top deck from the car park remains shoddy. We should agree some improvement in next committee meeting.
7. Please control spillage / dripping to new sand wash. Each time I visit there are more and more stains and this is very frustrating less than one year in.
8. Tiles to wall above pool repaired. Good job and looks much better.
9. Repair to bridge in progress. Please use good paint and artificial wood so it lasts. Pool was out of order for the 4 days I visited which will annoy people as it should not need to close the pool to do this work.
10. Lighting. Some lights need new bulbs. I believe we agree to use the ‘warm' colour ones. Please don't mix with the ‘daylight’ colour as looks silly. The timing control of the lights seems not correct as car park and 2nd floor remain dark for early evening till midnight.
11. Crack repairs to the building on going with the cracking being ground out and a poly sulphide sika product used to fill. Paint to follow. Little (in fact no) protection to floor below the work so danger of paint trips. But Contractor seems diligent and doing good work.
12. 2nd floor ‘Zen’ stone garden looks like it needs a good rake ( the beauty of zen gardens is the attention to detail) and there is a polycarbonate sheet stored at the back of it. The planting on the other area on 2nd floor looks non maintained and messy.
13. Plaster board ceilings around opening are water damaged and need repaired.
14. There is no handrail from lift to reception and is desperately needed and must break all regulations.
