Allow me to introduce myself: My name is Dr. Mark Born and I am part of a Financial Group that has acquired a piece of property, nestled next to the main roads in Kok Koli, Phangnga Province. In case you are not familiar with the area, it is literally just across the Sarasin Bridge from Phuket Island in Phangnga Province. In fact, Kok Koli is much closer to the Phuket International Airport than Muang Phuket or the main beaches of Patong, Karon and Karala. This area has been ramping up in development activity over the past few years. Our group is associated with the Iniala Resort and the property we are developing is just a few minutes away from Iniala, one of the most upscale tourist attractions in the entire Kingdom of Thailand.
We have a total of twelve [12] Rai right at the junction of two main highways. This would be a perfect location for a supermarket. The geographical market has expanded considerably in terms of demographics. There are many Farangs [and other foreigners] building villas along the coast and there is a large, indigenous Muslim population. This area has been growing for years and the pace of development is picking up. The geographical market is now mature enough to support ONE SUPERMARKET of moderate size. At the moment, there are NONE in the local area. Once a market goes into this area, it will be a while before the market would expand enough to warrant TWO supermarkets. Since Makro already has a presence in Phuket at Rawei, the logistics would seem to fit perfectly with Kok Koli. We are aware of Makro. We shop there and we have the highest respect for the CP Group as owners, developers and managers. Consequently, were it to be left up to us, Makro would be our first choice for this location.
I am attaching some artist's conceptual drawings of the site to help you visualize the opportunity. The entire 12 rai is available to Makro [or whichever supermarket takes the space] along with a fueling station and parking, which can be above ground or below ground. Therefore, the development could be tailored specifically to Makro's needs. Makro, should they be interested, would decide how they would like to use the space.
