However, after the lease renewal, should the Lessee be compelled to leave Thailand due to unforeseen circumstances beyond the control of the Lessee and/or due to new assignment to work in Japan, in this case, the Lessee shall give the Lessor 30 (Thirty) days notice in writing, and the Lessee can terminate this Agreement and the Lessor shall agree to refund the Lessee the balance of the deposit after deducting the payment of any damage to the property and the payment of electricity, water and telephone bills, if any pending.
