. In the case that the Tenant breaks contract or moves out before the end of the rental period, the Tenant agrees to let the Landlord retain the security deposit as compensation. The only exception to this is in the event of severe noise disruption of the peace caused by any local construction projects that may commence nearby the premises. In this instance the Tenant shall be entitled to terminate the lease agreement with one month’s notice given to the Landlord and shall also be entitled to receive back the security deposit in full, minus any deductions for damages that may have occurred during the tenancy period.
