Dear fellow Committee Members,
At the AGM it was identified that we would try to hold a committee meeting every 2 months and so we need to try to find a suitable date for the next meeting. Can you please confirm your availability to attend a meeting in Hua Hin on any of the following dates in June and early July. Based on the feedback we will try to set a date to maximise the number of attendees:
6th June
13th June
20th June
27th June
4th July
11th July
18th July
For your information, I am not available on 27th June or 4th July but could (at this stage at least)be available for the other dates.
I have received the following letters from our management company PMC nominating Khun Jai as the Acting Building Manager until they find a full time replacement. This seems like a good solution to me given her knowledge of the building history. PMC have indicated to me that they had been advised that the committee wish to interview any new candidates nominated for the permanent role of Building Manager. I am not aware of this request and, while I appreciate that there may be misunderstanding in translation, I am not sure this is the role of the committee anyway. Certainly if there is to be a request made of PMC on behalf of the committee then this needs to be agreed and communicated officially. The committee has the obligation to advise PMC on behalf of all co-owners of any failings in its management of the building however I do not believe it is our role to interview PMC's staff as they as a company must run their own business.
In the mean time one of the topics for discussion at the next committee meeting should be the status of the quotes for building management companies to ensure we are able to review and put forward for approval prior to PMC's contract running out in September. Khun Why, perhaps you could provide an update.
Other items that need to be discussed and addressed are the request to install shade blinds on the out side of the building (raised in the AGM), the status of the financial report that was previously rejected and the provision of an elevator maintenance contract now that the initial warranty is apparently expiring.
