1.8 Not sublet the whole or any part of the Premises
1.9 Not to take any lodger or paying guest without the prior consent of the Landlord, this should not be
withheld unreasonably.
1.10 Not to use the Premises other than for the purposes of a single private dwelling house nor carry on
or permit to be carried on upon the Premises any profession trade or business whatsoever nor do or
suffer to be done in the Premises or elsewhere anything which may be or become a nuisance
annoyance or inconvenience to the other tenants or occupiers of any neighbouring premises
1.11 Not to fix or suffer to be fixed to the exterior or windows of the Premises any notice board,
advertisement or poster
1.12 Not to keep or suffer to be kept in the Premises any cat, dog or other pet.
1.13 Deliver up the premises to the Landlord at the end of the tenancy in the same good and clean
state of repair condition and decoration as they were in at the commencement of the term (fair wear
and tear and damage by accidental fire excepted unless caused by a deliberate act or by
negligence or by a breach of the tenancy conditions)
1.14 Not to allow drugs or illegal substances of any sort to be taken, kept or used on the Premises
except such as may be authorised or prescribed by duly qualified medical practitioner
1.15 To allow the Landlord or anyone within the Landlords permission to enter the Property at
reasonable times of the day to inspect its condition and state of repair, carry out any necessary
