I understand transfer tax is not payable until the building is complete. But does the contract stipulate who pays for the transfer tax upon completion? Normal transfer tax is split 50/50 between the developer and the buyer.
What payment amounts remain to the developer? Please let me know how many and amount of any remaining installments and how much is the final payment upon completion and transfer. I need to know this so I can advise the buyer how much he needs to pay up front to take over the contract.
As this buyer is a foreigner, does the contract allow for transfer in foreigner name, or does it specify Thai quota? I assume that foreign quota remains, but foreign buyers obviously prefer if foreign quota is contractually promised.
