This email is to point out some inadequate services in the Park Lane Condo complex.
The fitness room is a shambles and the majority of equipment has been broken for some time now. There are two reasons for this. The equipment that is now in the fitness room is inadequate in a commercial setting with heavy use. The equipment is more for home exercise use and not heavy use. There has never been a preventive maintenance program and none of the exercise equipment is maintained or even looked at on a regular basis until it breaks and a resident complains to the office, after which nothing is done anyway. It has been weeks or sometimes months of complaining and the inability to use the facility before the management makes repairs or does anything at all about the broken equipment.
I myself use the fitness room on a regular basis when the equipment is not broken, and I know others that do so as well. We all agree that the management is not meeting their responsibility in maintaining a part of the complex that is paid for by annual dues from each unit in the complex.
There are other complaints as well, such as poor lighting in the buildings public hallways. Very poor plumbing and what is probably a below standard drainage and sewer system, particularly the kitchen drains that backup and even overflow on a regular basis.
I have lived here in Park Lane for some years now and have seen several management companies and personnel go and come and so far none have addressed these problems adequately, although I understand that they are governed by the committee and that body is ultimately responsible for the upkeep of the complex. So far, it's doing a very inadequate job.
