Clause 8. When the lease term of this Agreement is expired if the Lessor wishes to further lease out the property, the Lessee is willing to take on the lease provided that the Lessor shall have to notify the intention in advance prior to the expiration of the lease term at least 1 month. When the Lessor has notified the intention to the Lessee and if the Lessee accepts the same, it shall be deemed that the lease term is extended for which the terms and conditions of this Agreement shall apply.
Clause 9. If the Lessee terminates this Agreement prior to the expiration of the term or if the Lessee is in breach of any provision hereof, the Lessor is entitled to terminate this Agreement and forthwith retain the whole amount of above said security deposit.
