Block" project appraisals are used for standardised housing/condo projects being built and sold by major developers. Home buyers often register to buy properties and apply for housing loans BEFORE the project is 90% complete. At present, TMB is unable to give a quick credit approval decision, because AAD can only give a confirmed appraisal value AFTER the project is 90+% complete. This is obviously unsatisfactory from a customer viewpoint. On the other hand it ensures that the appraisal value used in the approval is for the genuinely completed property.
