All parties listed below met at 6:15PM on February 27th, 2013 at Ley Cafe in Pak Naam Pran to assess and discuss
Jostein Pedersen’s ability to complete full payment for the purchase of Dario & Mem Puzone’s home. The deadline for
full payment was to be the end of the day, on February 28th, 2013. During this meeting, it became apparent to all parties
present that Jostein Pedersen could not guarantee that he would have 11 million Thai Baht or any other substantial funds
to pay Dario & Mem for their home. At the beginning of the meeting, Jostein Pedersen asked Dario and Mem to hold the
house off of the real estate market for an additional 3 months (until the end of May, 2013), so he could have more time to
obtain the 11 million Thai Baht needed to complete the payment for the house.
At no time during the meeting did Jostein Pedersen explain how he would obtain the needed funds, or show any
documents that he had obtained legitimate bank loans that were in the process of completing. Jostein Pedersen only
asked Dario & Mem to continue keeping the house off the Hua Hin real estate market while he tried to figure out a way to
obtain an additional 11 million Thai Baht. Because Jostein could not produce any evidence of obtaining the needed
funds, Dario and Mem declined his request for an extension and to keep the house off of the real estate market. Dario &
Mem told Jostein that he was still welcome to buy the house and that the non-refundable reservation deposit would still
be honored towards the purchase of the house, as long as Jostein was able to obtain the 11 million THB before a new
buyer made an offer to buy the house. In the presence of all parties at the meeting, Dario and Mem told Jostein that they
were going to place their house back on the real estate market on March 1st, 2013 and allow any potentially interested
parties the ability to purchase the house.
After having kept their house off of the real estate market for 7 months in the hopes that Jostein would fulfill his promise
to pay off the house within 6 months, Dario & Mem have decided to re-market their house to the general public. Since
the date of the initial, non-refundable deposit (made August 9th, 2012), Jostein Pedersen has not made any additional
payments towards the purchase of the house. Jostein stated on several occasions, and in writing, that he intended to
pay for Dario & Mem’s house after he completed the sales for each of his properties in Phuket. He also intended to take
a loan against his father’s property in Norway. Jostein Pedersen assured Dario & Mem that he would be able to sell his
properties in Phuket within 3-6 months and make partial payments towards the purchase of the house. No additional
payments have ever been made towards the house since the initial non-refundable reservation deposit was made in
August 2012.
