9.1 In the event that the Lessee breaches any clause of this Agreement, the total amount of the Security Deposit shall be forfeited and The Lessee shall also be responsible for the damage, loss cost and expenses stipulated in the other provision of this Agreement.
9.2 In the event that the Lessee fails to pay rent for more than 30 days, the security deposit is forfeited. The Lessor will take occupation of the unit and remove all belongings of the lessee from premises without notice.
9.3 In the event that the Premises is being destroyed or made uninhabitable due to acts of Nature, fire, flood, civil war or structural damage that is not caused by the Lessee, the Lessee shall have the right to terminate this Agreement and the Lessor shall return the Security Deposit, after deduction for damages and permitted payments as stipulated in the abovementioned clauses. The Lessee will have no financial responsibility for any and all losses there from, except for liability that may exist under this Agreement prior to such termination
