On the date of this agreement the Lessee agrees to pay one month rent of 8,000 baht, in words (Eight Thousand Baht) plus a security deposit of 10,000 baht in words (Ten Thousand Baht) to the Lessor as rent security which shall be returned to the Lessee on expiration of this lease agreement provided that the Lessee shall not breach or default upon any clause of this agreement nor cause damage to the property or fixtures, fittings and furniture nor fail to pay for the water, electricity bills or any other public utility or local administration taxes borne by the Lessee during the lease period. The Lessor will return the security deposit within twenty one days of the expiration date of the lease provided that the Lessee hands over the property in good condition and has paid all outstanding utility bills.
