Piers/Posts/Supports: Defects/Safety Hazards found were: Some of the brick piers have fretting or crumbling bricks. The defects are consistent with the age of the dwelling.
Termite Shielding: Defects/Safety Hazards found were: Termite shielding or ant capping to this property is considered to be inadequate. This means that termites will be able to enter the building without being visually detected.
Sub-floor ventilation: Ventilation is important in minimising infestations by timber pests and helps prevent damp problems. The Inspector considers that the ventilation in this property is: Adequate.
Other if Applicable: Other Defects/Safety Hazards found were: Remove all loose timbers, any formwork timbers and miscellaneous rubbish stored in ground contact in the subfloor as they are conducive to termites and they can provide source of food for termites.
There is evidence of surface water entering the areas of the subfloor and may have caused ground and foundation piers movement. The defects may be due to inadequate site drainage.
