As we did previously, the committee members will continue to act for the best of the Condo B far away from politics, respecting the privacy of the Co Owners.
Also to continue to have a strict control of the expenses and giving you a clear view of the accounting situation as you can see each month ALL the details posted on the board located in front of the elevators).
For the important works which have to be done, always several quotations which are analysed and discussed for having the best quality at the cheapest price and when we cannot have several quotations for specific equipment like elevators each time the quotation is reviewed and discussed with Hitachi management for reducing the price as much as possible as it happened for the repair of the gear box and for the touch buttons replacement.
The Job of the Committees members is also the management of the staff to obtain the best from them but it can be done only if we respect them.
2) Building Insurance
On April 10 a meeting was hold with the Bangkok Bank representatives to have more explanation about the insurance coverage before the renewal (I was looking for that for a long time to understand correctly what was inside). It was very instructive and after a long meeting the committee members got all the information. The contract covers all the risks of the BUILDING common areas.
As we knew before what is inside the co owners apartment is not covered by the Condo B building insurance.
For example if some damages occur in a co owner apartment or if the co owner creates a damage to another co owner (like water damages) the insurance does not cover. Every Co Owners should have an individual insurance covering the risks which can happen in theri apartment like water damage, fire.
For that we asked to the insurance to propose a contract with different level of coverage. this contract is not a Condo B responsibility but could be subscribed INDIVIDUALLY and PERSONALLY by the interested Co Owners. As soon as we will receive we will send to you
3) Maintenance Fees recovery
On 4th of May it was the third time that Khun Thasanee, Khun Walter and I went to the South Civil Court in Bangkok as Juristic Cond B person committee members representatives to testify in the Apart 782/52 Warrach court case engaged end of last year 2015. The goal is to recover the maintenance fees not paid for years by this co owner. The last audience will be on 25th of May and we will know at that time what the court will decide.
We would like to remind that last year we recovered 945,922 Baht from 2 other apartment.

4) Swimming Pool
On July 4th the supreme court will have to decide after PIN HIGH sent a document saying the swimming pool is OK based on some pictures taken when some people were swimming. Of course our lawyer will reject. It is clear that we will continue the court against Pin High because nothing is fixed as you are able to read in the mail I send every month with attached pictures.
4) Building B maintenance works
As you can see on the attached pictures we had a very bad landscape in front of the Lobby and we had a lot of plants, flowers in pots dying because no place for growing. Means the area was cleaned and plants were transferred. It is already nice but after few weeks it will look like better
5) 2016 maintenance fees
Only to remind you that the maintenance fees and water must be paid BEFORE 1st of July.
As you know the condo needs the money to pay the charges and recover the advanced money already paid for the water.
Please it is the duty of every co owner to pay on time and it is the duty of the Board committee to do in a way that the money comes on time. Board Committee members (means Co Owners representatives elected by the co owners) does not like to engage any procedure against the co owners who do not pay but the condo needs this money and nobody can take advantage of other co owners.
