“Financial Cost-Benefit Analysis of the Dormitory Investment Project of Thailand Post Company Limited (Head Office) on Chaeng Watthana Road”
Abstract
This thesis aims at analyzing the possibility of financial cost and benefit of the dormitory investment project of Thailand Post Company Limited (Head Office) on Chaeng Watthana Road in Thung Song Hong Sub-district, Lak Si District, Bangkok Metropolis. The benefit estimation is derived from primary sources collected from questionnaires answered by the sample group of 670 people, which consisted of employees of Thailand Post Company Limited, Postal Service students and outsiders who work at the Government Administration Centre and in the areas around Thailand Post Company Limited (Head Office). The information about the cost comes from secondary sources of Thailand Post Company Limited. The project duration is 30 years and all the investment capital belongs to Thailand Post Company Limited. The discount rate employed is the rate of the Withheld Average Cost of the Capital (WACC) of Thailand Post Company Limited, at the rate of 9.11%. The study has found that the Net Present Value (NPV) is equal to 71,547,096 Baht. The Internal Return Rate (IRR) is 14.26%. The rate of the Benefit Cost Return (BCR) is 1.267. The payback period is 9 years and 7 months and the discounted payment period is 14 years and 4 months. The analysis of the fluctuation of the project has shown that in all cases, the Net Present Value is more than 0. The Internal Return Rate of the project is large than the cost of the loss of the investment capital and the rate of profit against cost is more than 1. Therefore, it can be concluded that there is possibility that the dormitory investment project of Thailand Company Limited (Head Office) on Chaeng Watthana Road will yield a satisfactory return that is worth the investment.
