t Located within the Business Bay masterplan, the site for the ormniyat flagship office retail tower comprises two plots interlinked by a continuous low-level podium structure, which sits beneath two buildings that are conceived as a united masse a cube hovering off the ground and carved by a free-form void. The cube is structured by a conventional system of vertically stacked slabs serviced by central cores, allowing the areas near the facade to be occupied on all eight sides. The eroded void, clad in tinted double-glazing. is treated as a volume in its own right, cutting through the cube's edges. Plateaus within the void will provide areas for recreation and rest. The ground floor is treated as an open field, to draw visitors into the interiors of the two separate lobbies. Reflective fritting pattems in the form of pixellated striations are applied to the glass facade to provide reflectivity and materiality, and to reduce solar gains. While the cube appears animated in daytime and the void empty, the night-time perception would be reversed: the cube appears dark and dematerialized, with the void activated by light, visible from a great distance,
