Perhaps one should conclude with the analogy that market forces may be shifting the retail aspect of speculative buildings towards short-term "quality dress hire" as and when required, where the same semi-bespoke fitting takes place, but the dress suit (or ball gown in these times of equal opportunity) is clearly owned by the hirer--fair wear and tear accepted, but eventually replaced with new stock! I believe that the resultant gain, in retailers' jargon, is known as customer and brand loyalty.
