Considering the space, we might also be able to consolidate the space to include a partition for the System Manager office and a work bench/storage as opposed to a separate office location.
Space for the SM office can be around 10SQM – enough space for the IT manager + visitors.
Something similar to below, blue the partitioned office space and the yellow could be placement for battery bank or UPS/storage:
