GFA issue:
a. Treasury department will not have problem to accept higher GFA because it is treasury’s requirement as per K Rangsin
b. Basically the proposed procedure of planning submission will be followed
c. Khun Rangsin will join the meeting with Khun Plumet to clarify the procedure the real problems procedures
2) Façade Stone:
a. Owner accepts VE stone to: Exterior façade – 25mm marble “Safran”, Interior Exposed wall or column – 25mm Limestone “Mocco”
b. HHT to study different cladding layout before sending to architect for amendment
3) Common Area Ceiling:
a. Owner advised to let PIA to design the ceiling instead of A49
b. Design concept from Owner: the common area ceiling shall be of simple and contemporary design, and shall be of inexpensive materials;
c. The area will be pre-function area but no need to be designed heavily like the family areas;
d. Flat ceiling or dropped ceiling with some decorative hanging fans will be enough.
e. Decoration of the area shall be achieved by flooring and loose furniture in the future.
4) E&M Power Supply and some MVAC issue:
a. Transformer: Owner agreed not to upgrade the transformer and to do if have problem later.
b. Show garage is not necessary to have A/C but need ventilation to save power
c. Genset: Owner’s requirements:
i. Wine cellar must be supported (but only need 4 wine cabinets plus A/C and humidity control to wine storage areas + general power supply);
ii. Aquarium must be supported;
iii. Kitchen coldroom, freezer must be supported
iv. Family kitchen must be supported
v. Family area + bedroom must be supported including all power outlets & TV
vi. No need to support A/C to study room, praying room, formal dining room and Karaoke room
vii. Praying room does not need EPS support, but must have good ventilation / extraction fan for smoke.
d. One of Khun Kavin’s bedroom area must be supported by EPS
e. HHT to re-check EPS consumption requirements and if needed shall add additional genset to cover the requirements
5) Carpark Slab Issue:
a. Avoid piling work to carpark slab;
b. Owner noted the settlement problem of the weak on-grade parking slab issue.
6) Wine Cellar Design:
a. The proposed concept is rejected.
b. Location is not good – Owner proposed new location at service floor without the need of piling, e.g. at near HHT site office area, Owner just needs about 10 parking spaces for normal family use.
c. No need for grand finishes to carpark, black granite and river pebbles etc., shall be cancelled
d. HHT to study the new wine cellar location with designers
e. Lego room shall not be at carpark – HHT to study new location on 1/F
f. Concept of wine cellar design shall be:
i. Only needs about 4 wine cabinets to store bottle wines;
ii. Most of the wines will be in unopened boxes stacked in the wine storage area with constant A/C conditions;
iii. Some shelves can be provided;
iv. Whole wine cellar may be of contemporary design e.g. Brick walls and concrete floor (like a underground dugout bomb shelter)
v. No need for grand tasting area, only drinking table, chair and decorative barrels will be sufficient
g. Temperature and humidity meter be installed
h. Power consumption and cost shall be reduced.
7) Aluminium Window Finishes:
a. All exposed aluminium window and louvre at façade shall be of powder coated Sahara finishes
b. Internal aluminium window, louvre and doors at service floor can be of normal powder coated finishes
8) Lightning Pole:
a. HHT to put a stick of the same height of the lightning pole to the roof on 20 Oct 2015 10:00am, Khun Kavin will inspect with the Fung Shui master.
b. Advise to prepare spare sticks of various length to show different height for the owner
9) Budget:
a. HHT will prepare the cost plan by ned of this month
b. Budget include VAT
c. HHT to prepare letter of award of new contract
