Renovation of Premises
13.3.1 The Lessor shall, at its own discretion, have the right at any time to periodically repair and/or renovate the Premises or a part thereof provided always that the Lessor shall send a notice of reparation and/or renovation and details of alternative premises of equivalent size and standard (“Alternative Premises”) to the Lessee at least two (2) months in advance of said renovation. The Lessee shall vacate the Premises and relocate to the Alternative Premises within thirty (30) days of receipt of the said notice from the Lessor. All actual and reasonable costs and expenses arising out of the said vacating and relocation of the Lessee shall be solely borne by the Lessor.
