We have now confirmed the booking for the house with Kn. Kate. The selling price is THB 10,240,000. Can you therefore re-calcalte the repayment details as per the latest offer you provided to us and provide the % values for MRR and what interest rates we would pay for the different years?
Also, I would like you to provide me the life insurance part with two options:
Both Bua and I are insured
Only me is insured
I also want the option to add the insurance at a later date, since I am investigating if it is not possible for me to get a better life insurance privately, which I will complete within the next 3 months or so.
Can you please provide me with the list of updated details you require from us. I am guessing it is as follows, which I am in the process of preparing and will send you later:
Bua's bank statement for the last two months
My Thailand bank statement for the last two months
My Singapore bank statement for the last two months
All revised pages of my passport since the last submission
Is there anything else?
I also have a few questions in regards to the standard loan contract you provided to me earlier and I have had translated to English, as follows:
You have clearly stated when we met that all amounts you are providing to us for monthly repayments, includes ALL amounts to be paid so how much of the monthly loan repayments is for the the Fire & Loss of Income insurance.
Floods, typhoon and and other natural disasters is covered in that as well correct?
Can you please provide that amount separately in your calculation report above, as I would like to also investigate this potential of having a private insurance for this.
There should be additional text in the beginning of Clause 6 as follows: "Subject to if any of the below events impacts the repayment,"
What is the meaning of Clause 6.3 as this is what Item B (Life Insurance) would be covering if we decide to include it, and if I have a private life insurance such would cover 6.3, so it should really start with "Subject to Clause 1.1 [B] and [C] or equivalent insurances,"
We want to add a clause that 1 time per year, we can make a lumpsum additional repayment of any amount directly on the principle without any fees and when we do so we can decide if the monthly repayment amount or the loan period shall be reduced.
UOB is an international bank and I cannot understand why the loan agreement cannot be written in English, especially since one of the Loan Takers is not Thai national.
Please provide us a response and updated documents as requested above, urgently as the house developer wants to finalise the contract within 7 days, otherwise please help us to get a reasonable extension from Kn. Kate.
