In the course of technical maintenance, a property manager has to repeatedly
analyze and then solve decision situations in which it is necessary to determine a type of
procedure and a way of solving a problem. These decisions are taken at different levels
from strategic to operational(Kaplinski and Tupenaite 2011). Frequently, a manager
works under time pressure where the decision has to be quickly made and implemented.
Otherwise it results in significant losses. In case of simple problems, repeatable by
nature, specialist knowledge is not required. However, complex problems, central to the
operation of the whole facility may sometimes require knowledge wider than average.
For this reason, there are certain mechanisms and tools which are useful in technical
maintenance of a facility.
