RCC – M&E comments for condo based on drawing submitted on 9-11-2015
GENERAL
1. To submit updated design calculation to justify the design concept
2. To update the design brief, and please state the design is follow what kind of standard, or IEC standard. If it is Thailand practice, please show the relevant guideline
3. Please simplify the electrical circuiting for individual condo unit, no need to follow architect address naming for each unit. For example: Studio unit. DB name shall be CU-ST; the circuit is ST-L1, L2, L3 (for lighting circuit) or P1, P2, P3 (for power, aircond, heater).
4. Please make sure all MEP are coordinated each other. Electrical layout shall show all electrical panel name, and also mechanical panel name. The mechanical panel name, location and its kw shall be exactly same as mechanical layout. The MCCB rating for the mechanical panel shall be same as the feeder from electrical panel. Architect should be notified for all these panel location, and he shall ensure these panel location is appropriate located. All opening on floor or wall shall be make known to both architect and C&S.
Cold water
1. To provide detail water riser shaft with dimension and indicate all pipes and water meters. Please make sure the water meter arrangement is accessible and serviceable.
2. Schematic diagram shall show all pipe type and size, pump flow rate, head, elec kW and etc., tank capacity, same appeared in the layout as well.
3. To indicate tank arrangement with plinth and headroom space to the soffit. To ensure it is accessible and maintainable.
4. Make sure electrical engineer has the same info (label and kW) as per the mechanical drawings.
5. To provide schematic diagram for the cold water pump panel (Transfer pump and roof booster pump)
6. To submit Hydraulic calculation (pump sizing, and tank sizing). Please quote and shown proof on the parameter if it is from any standard or guideline.
7. Is urinal at public toilet is under sensor and used pressured pipes?
8. Provide lockable garden taps as per discussion in the meeting. (20-25m).
9. Indicate bulk water meter location and its size. Make sure architect is being informed the location, as architect may want to add small plant to beautify the location.
10. To provide water pipe tee off for future connection of water sub meter for shops possible of converting to F&B at 1st and 2nd floor. ( Please refer to architect for which shops are relevant.
11. Is there garden at the roof for duplex or penthouse? It shall have garden tap for plant watery purpose.
12. Roof water tank and pump room is located directly above the lift motor room. To make sure it is fully water proof, if not it will damage the lift system or to relocate the tank and pump room to other more suitable location.
13. To provide water hammering arrestor at transfer pipeline.
14. To provide garden tap at sky garden
Sanitary
1. To provide invert level for all inspection pit and external manhole.
2. We notice that you have provided 4 separate pipes for waste pipe, soil pipe, vent pipe, and kitchen discharge pipe. In Malaysia, we only used 2 pipes (combine waste and soil pipe as one vertical stack pipe and vent pipe), and kitchen pipe is discharge direct to floor trap (FT), then from FT to vertical stack pipe.
3. Make sure all necessary ceiling manhole are provided for sanitary inspection joint (especially at 5th floor where the vertical stack joint with the horizontal discharge pipe)
4. What type of material to use at the end of vertical stack joint with horizontal pipe discharge at 5th floor? We worry the end of stack may not be able to withstand the gravity water drop pressure. In Malaysia, we introduce S-Bend for every 8 floor, to reduce this pressure. Alternatively, all joint fittings to main horizontal pipe like elbow, tee, etc shall use cast iron type at this floor.
ACMV
1. We receive your heat load calculation in hard copy. Please email the softcopy.
2. All units shall use split unit, except penthouse, or duplex unit. Particular on type 2A, you have used one big cassette unit for both dining and living room. Please change to 2 nos wall split unit, and make sure no 3 phase split unit is used for small units, except cassette units only.
3. To restudy the CDU unit location and the space allocated for CDU whether sufficient to house all the CDU, and make sure architect is aware and agreed for the location, especially refrigerant pipe for duplex, show how the pipe run to the sky garden, and be aware of the water proofing.
4. Air Cond drainpipe shall not be run horizontally in wall, it shall be dropped vertically direct from indoor unit, and run horizontal in slab to the nearby floor trap or floor drain at balcony.
5. Please show detail hanging (wall bracket and ceiling hung) for the CDU, with recommended spacing from front and back to the wall. (This can be obtained from manufacturer recommendation)
6. Please coordinate the cassette unit with lighting layout, by superimposes both layout in the same drawing, and make sure it does not crashed.
7. To confirm refrigerant pipe thickness is based on R410A refrigerant, not R22.
8. Please make sure refrigerant pipe shall not exceed its maximum distance run as per the manufacturer recommendation.
9. Please make sure exhaust system are provided at all plant room, electrical substation room, lift motor room, and etc. Inform electrical engineer, whether this exhaust fan is interlocking with the light (like toilet), or thermostat control / timer (substation and plant room).
10. Please make sure all these mechanical fan panel locations with label and kW are given to electrical engineer. We have found that your current drawing is not being coordinated with electrical, particular on the location and label.
11. Lift lobby shall have provided ducted ceiling exhaust fan to the wall grille.
12 For corridor at condo, the exhaust fan duct shall be boxed up (250 x 250mm) when run above ceiling at other condo unit. Please coordinate with architect.
13. Please liaise with architect for those exhaust fan duct for F&B shop, which direction to discharge. Please indicate the exhaust pipe direction.
14. Please provide a table to show all exhaust fan size, with the room description served, room volume, and air change designed. Please take note toilet shall use 10 air change, not 2 air change as informed during the meeting.
Fire Protection System
1. Take out sprinkler and smoke detector system for condo unit as agreed by RCC, as it is not a practice in Cambodia and it is also not a international standard requirement.
2. We have found that the wet riser pipe are shown in the sanitary and cold water shaft, which this pipe should be inside the fire hose compartment riser, and please have the detail shown both hosereel and wet riser hose in the fire compartment.
3. To provide automatic CO2 cylinder system for all electrical substation room.
4. To provide fireman intercom system at fire escape staircase, generator room, fire pump room, and the main fire intercom panel shall be located in the main security control room at 1st floor (level 1).
5. No standby fire pump provided? In drawing shown only duty pumpset.
6. 1 set of pump to serve sprinkler, hose reel and wet riser system? If yes, then how to control the flow and pressure of each system? Why there is so many control valve in the pump system, please clarify it usage?
6. Security control room shall be located at the 1st floor, instead of 5th floor, where the fireman shall be able to access direct from main entrance floor to the room at the same floor. Please indicate all the MEP rack inside this control room (Fire Intercom Panel, Main Fire Alarm Panel, CCTV DVR rack and console table (table shall be 600mm away from wall, as many CCTV coaxial cable will be terminated to the DVR), CCTV monitors, Public Address Rack, Audio intercom panel, Access control panel, Lift Supervisory Panel, 24 hrs air cond panel, electrical DB, CATV rack, and etc.
7. Please study where the audio intercom panel, computer racks for structure cabling system,
Electrical & Telephone
1. To submit electrical load calculation based on actual mechanical load rating furnished by mechanical engineer, and also actual lighting and small power point load.
2. To submit voltage drop calculation, cable sizing table for all submain cabling, lux calculation for car park, lobby, plant room, corridor and etc.
3. Please coordinate closely with mechanical engineer for all their mechanical panel location, mechanical loading, mechanical panel label, exhaust fan control (interlocking with lighting, thermostat or timer control)
4. Remember to provide power point for public toilet urinal sensor, access control power point, barrier gate power point, power point for CCTV monitor and all MEP panel in the security control room (1st floor) and control room (5th floor), and please state the power point usage.
5. Circuit for washing machine, kitchen hob, air cond and heater shall be individual circuit by itself, no sharing.
6. All single 13A power outlet shall come with dual international outlet (2 flat hole, and 3 vertical small international hole). The circuit for radial circuit shall not be loop more than 3 power points.
7. All air Cond points and heater points shall come with 20A air Cond switch with pilot light, and cable point with termination connector.
8. To provide DB and weather proof feeder pillar (FP) for compound / landscape lighting, street light, tree light, façade light, roof crown light, and signage light. Please coordinate with architect for such detail and location. All these DB or FP shall be controlled with timer.
9. All DB and meter for retail shops shall be single phase, and condo unit also single phase, except pent house, duplex unit are to use 3 phase. Currently your single lines are all show 3 phase.
