If during the term of this lease, the Demised Premises shall be closed, deserted or remain unoccupied or LESSEE’ s business thereat shall not be open and operating for a continuous period of fifteen (15) days, the LESSOR shall have the right to terminate this Contract of Lease and to enter upon the Demised Premises as agent of the LESSEE and to receive the rent and apply the same to the payment of the rent due for the whole term of this lease, holding the LESSEE liable for any deficiency.
