I think that means we will need 3 tanks, 2 for the bathroom and 1 for the kitchen area

I am sure there are many more points that need to be covered but these seem to be the areas that cause the most problems.
I assume all the work will be covered by a contract which will incorporate drawings and a specification so there are no arguments and no corner cutting to save money and increase builders profit.
The issue of control of the build and supervision needs to be given some thought.
Unskilled labour on site seems to be a real problem in Thai, as it is sometimes in England
How does the building permission system work ?
There is already a house on site, do we need any permissions ?
How will we demolish the existing building and then fill the site ? will we store the demolition materials on site and use to backfill ?
I assume the foundations will need to go down at least 1 metre BELOW the existing ground through the fill material for stability
I think it is very important to make sure that when the house is finished that everything is left clean and tidy, I have seen many sites where the builder has left and there are large quantities of wasted building materials left scattered around the site. How do we do this, ?
Stage payments are very important, contractually we need to ensure that payments are not made until the work is in accordance with the specification and contract. Any forward payment needs to be keep to a minimum. Should we buy the materials and just employ skilled labour ? but I can see this would be difficult
