18. In the event of the Lessee occupying the Premises with the consent of the Lessor after the expiration of the agreement, the Tenancy shall be deemed to be extended from month to month while such occupancy continues and otherwise under the same terms and conditions as rentals and costs. Any rentals and costs accepted by the Lessor after the giving of any notice to quit if after the expiration of the said terms shall be regarded as being entirely without prejudice to such notice and shall not be deemed to be a waiver of such notice or to create any new tenancy.
