The Lessee shall use all reasonable efforts to remedy any breach within thirty (30) days (or such shorter period as may be specified in this Agreement) after notification thereof by the Lessor. If the Lessee does not remedy any breach within such period then the Lessee agrees to pay to the Lessor, in addition to any payment of interest specified in Clause 11.4, three hundred (300) percent of the rent otherwise payable for the period from the date of the breach until the remedy thereof has been made to the satisfaction of the Lessor.
