5. The “Premises” shall be returned

5. The “Premises” shall be returned to the “Owner” in the Same condition, expecting FAIR wear and tear, on vacating the “Premises”. Any damage and/or unreasonable deterration must be made good by the “Tenant” or may be complrtrd by the “Owner” at a PRE AGREED price and evidence provided with the cost deducted from the security deposit.
