4. It is hereby expressly agreed and declared between the Landlord and the Tenant:
a. Should the Tenant of his lawfully wedded spouse be required to leave due to unforeseen circumstances beyond the control of the Tenant, this Contract can be terminated by giving 15 days notice in writing and rent paid in advance shall be refunded to tenant on the date of vacating the premises.
b. After expiration of the Contract, the Landlord and the Tenant may renew for a further on the terms mutually agreed upon.
c. That both parties are signing this agreement on their own free will.
This agreement is made on duplicate and the Landlord and the Tenant each to keep one signed copy to retain for his records. IN WITNESS, WHEREOF the parties have here under affixed their respective signature in the presence of witness.
